❏ Standards of Care & Ethics - My inspections adhere to the "reasonably prudent" standard, following nationally recognized codes of practice and ethics .
❏ Conflict‑of‑Interest Safeguards - I will not:
Perform repairs on any property I've inspected within the past 12 months (excluding radon or pest remediation),
Inspect properties in which I hold a financial interest without written disclosure,
Pay or accept referral fees or kickbacks tied to inspections,
Accept inspections contingent on report conclusions or real estate closings .
❏ Comprehensive Reporting - Every inspection report I provide includes:
A detailed scope of inspection,
Listings of material defects,
Recommendations for further expert evaluation if needed,
Mandatory disclaimers clarifying the non-warranty nature of the inspection, limitations on detecting latent defects, guidance to consult structural experts, and that it is not an appraisal.
❏ Privacy & Delivery - Inspection reports are delivered solely to my client unless authorized otherwise. Sellers are entitled to a free copy upon request.
❏ Cost Estimates - Where included, repair-cost estimates are stated as ranges, sourced, and accompanied by recommendations to obtain contractor quotes .
❏ E&O & Liability Insurance - I maintain the required insurance coverage: at least $100,000 per occurrence, $500,000 aggregate, with deductibles no higher than $2,500. Coverage remains active for at least one year post-report .
❏ Legal Accountability - My practice fully adheres to SF 460's compliance obligations, with no efforts to limit liability for gross negligence or willful misconduct .
